Serviced office sector set to double in emerging markets

Posted by admin on July 24, 2013 at 11:20 am. Filed under: office space

The serviced office sector is booming, but recent figures have indicated that it isn’t only in the UK where this is the case—it’s enjoying a surge of popularity across the globe, with emerging markets in particular showing a steep rise in the number of serviced business centres being available. These figures are expected to continue to be on an upwards trajectory for the foreseeable future, with it even being estimated that the industry as a whole will double over the next 5 years.

The research

The research, conducted by Instant, looked at the number of serviced office centres available in the emerging markets of Latin America, the Middle East, Africa, Asia and Eastern Europe. And there’s been an impressive rate of growth—the number of centres grew by 21% with the opening of another 124 premises over the last 12 months, with figures showing that in the third quarter of 2012 there were 714 centres spaced across 110 cities of the 59 countries analysed. And this level of growth is expected to continue, particularly as The World Bank predicts that India, China, Indonesia, South Korea, Russia and Brazil will account for more than half of the world’s total economic growth by 2025—this rise, and the rise of new companies being founded in such markets, means the number of serviced office centres will need to grow accordingly.

Why serviced office centres?

Start-ups tend to be the main users of serviced arrangements, but it’s also a great choice for more established companies that want to enter one of these emerging markets. It can provide the ideal platform from which to operate and can drastically reduce the number of challenges you’d normally face when entering a new market—it’s a highly flexible solution which can lower the risk associated with starting out in a new sector, and with there being a shortage of quality commercial space in a lot of these countries you’ll find serviced arrangements could be ideal. Then there’s the fact that you won’t need to worry about navigating local business customs to quite the same extent—everything will be arranged for you, and you’ll have the chance to quickly establish a presence in key commercial districts and can have a professional image as soon as you get set up.

Time to get on board

It’s an exciting time to be involved in the sector, and any business that wants to get a head start on making their presence felt in any of these emerging markets would be wise to consider a serviced arrangement. Of course, it’s a highly preferable choice for the UK too, and if you’re looking for a solution that’s a bit closer to home you’re in the right place. We can give you access to high-quality office space across the country—whether you’re looking for serviced offices in Liverpool, Birmingham, Bristol, Leeds office space or anything else we’ll be able to accommodate, so get in touch and you can soon be a part of the trend.

Entrepreneurs looking to locate their business in the north east may want to consider Manchester for their office space. It is a thriving metropolis, home to some 2.6 million people and has several cultural and sporting attractions.

Sporting fame

Few people in the world have not heard of Manchester United and the club has a massive, dedicated following throughout the world. The wide exposure of the football club means that people from all corners of the earth see what Manchester has to offer. The other notable football club, Manchester City has gained more recent notoriety as significant investment has seen it win the English Premiership and challenge their rivals for supremacy. Few of your clients can resist the opportunity to see a match at the ground of one of these two major clubs. In addition to this, the Emirates Old Trafford is the cricket ground for Lancashire County and attracts Test matches, One Day Internationals and International Twenty20s matches.

Role in industrial revolution

Manchester is famed for its part in the industrial revolution and was the location of the first railway station, which played a significant role in the cotton industry. Waterways were important in the revolution and the Manchester Ship Canal was a major transportation route, helping to make Manchester one of the foremost industrial centres in the United Kingdom.

Rutherford split the atom in Manchester, where he taught at the famous historic Manchester University. The first meeting of the Trades Union Congress was held in the city.

Transportation links

Office space in Manchester benefits from the city’s excellent transport links which are varied and accessible. Manchester airport is a major hub with flights to the USA, Europe and beyond. Three major over ground train stations serve over 30 million passengers per year, making the city one of the best rail networks hubs in the United Kingdom. Trams also operate within the city, with the network comprising of 23 miles of tramway connecting 42 stations. Apart from their practicalities, trams offer a novel and unique way of seeing Manchester, which will be appreciated by your clients.

Serviced offices

Having chosen Manchester as the ideal place for your business base, the next decision is the choice of office space available. One of the most popular solutions is serviced offices in Manchester.

These offices offer a flexible solution in today’s uncertain economic climate. Traditional office space is always available but it has several drawbacks. Long leases govern the occupancy of traditional offices with onerous clauses and expensive financial penalties should you wish to leave the offices at short notice. The offices are presented as an empty shell and require fitting out, including the purchase of office furniture and equipment which is time consuming and expensive.

Alternatively, serviced offices offer a turn key solution requiring no capital outlay and being fully fitted and furnished, are available on just a few days or weeks notice. The arrangement can be ended on a similar short term notice period. One single fixed monthly rental payment covers most of your monthly outgoings and expenses.

At Abacus Real Estate, we have the expertise to offer you solutions to your search for suitable office space in Manchester.

Benefits of Managed Offices

Your choice of office will say a lot about your business. After all, if you operate in rundown and dirty premises you cannot expect to impress potential clients. That is why so many start-ups are increasingly turning towards business centres to base their new companies in. Such centres typically offer full services which include everything that you need to run a business. Indeed, there are a huge number of advantages which come from working in serviced offices.

First of all, most serviced offices offer a degree of flexibility which does not come with traditionally signed leases. When you are starting out in business nothing is certain, which is why it is unadvisable to get drawn into a long lease which is difficult to get out of. Successful businesses are constantly growing and expanding, so it is unrealistic to expect your office space in London needs to be the same in ten years’ time as they are now. Serviced offices recognise that the needs of a company can change very rapidly, and thus allow flexible leases which can be altered without incurring any major buy out fees. This is increasingly important in the international economy as businesses that want to stay ahead of the game need to be able to adapt to different market conditions very quickly indeed.

Serviced offices in London can also include benefits such as fixed rental prices. All inclusive services can include everything from office furniture, to 24-hour security, and kitchen refreshment facilities. Signing a lease which has a fixed rental price means that businesses can accurately calculate their financial accounts every month as they know exactly how much money they will be spending on rent. As such, this should help reduce the risks of encountering any major cash flow problems.

Many serviced offices offer extra facilities such as meeting room hire and communal staff areas. Meeting rooms can look great when meeting with new clients. Working in a serviced office which is fronted by a professional receptionist can also increase the trustworthiness and professionalism quota that your business projects. For people who lack confidence when it comes to working with computers, serviced offices can be the answer. Having an inbuilt IT infrastructure means that there is no need to worry if things break down or go wrong, as the office administrators will have their own IT support team to repair any problems.

Working in serviced offices also gives businesses the chance to interact with other companies that work in the same location. This can prove invaluable when you are first starting out in business because you never know when a new contact may be of use. Networking is a major part of business growth, and it is well worth knowing people who are experts in different fields of work.  What is more, managed offices do not have to be a temporary solution. Many long established businesses prefer to work in serviced offices because it removes the stress of owning a building and allows them to concentrate on more important things instead.

The Rise of the Business Centre

Business centres have been used in the US now for over 30 years and are accepted as a normal way to find and rent office space. When you think of the term business centre, you might imagine a modern glass building that’s out of town on a retail park somewhere, and while this is certainly one kind of business centre, it can equally be a former listed building in the heart of the city centre, where the inside has been transformed into modern offices. This is certainly the case when it comes to renting Liverpool offices, where many Victorian buildings have been transformed into business centres.

There are around 900 business centres now in the UK, both independently owned and managed by chains and property groups. If you are looking for offices to let in Liverpool, or anywhere else, we have over 1,000 listed for the UK alone, and around 4,000 or more worldwide. Whatever size space you are looking for, we have serviced offices on long and short term leases in the best business centres in great locations. The business centre’s location can actually help to increase business, as the prestigious address will impress clients and make them more inclined to do (or continue to do) business with you.

Alternatively, out of town business centres are ideal for businesses that don’t deal directly with customers, but which need good transport links or access to free parking and a shorter and faster commute without having to go into the city centre.

Smart Offices for Smart Prices

The term ‘serviced office’ brings to mind images of modern, well-furnished offices in out-of-town business centres or smart city centre buildings. You may be mistaken, then, for thinking that these come with a hefty price tag. After all, being able to run your business from a great location with all the added benefits of a fixed monthly charge with no hidden extras should cost a lot, particularly when you take into account that you can move in straightaway, without having to wait for essential services such as Internet and phone to be installed. The fact is, though, that serviced offices can often work out as more cost effective than an office on a lengthy conventional lease, because you have the flexibility of being able to leave or change your space requirements without having to wait for a lease of several years to be complete or having to pay high administrative costs.

Whether you need to find commercial property in Bristol or offices to let in Birmingham, we have over 1,000 listings for serviced offices in the UK, as well as thousands more in other major cities around the world. Small, medium and large businesses alike benefit from the advantages of serviced offices. Large businesses in particular are now choosing to house all or part of their business in a serviced office because of the flexibility of options it offers, opening a new or temporary branch of a company being one such example of how a large company can use a serviced office to their advantage.

Attractive Offices without the Hefty Price Tag

Modern offices are usually found in new business centres in the outskirts of a town or city or in modern or refurbished buildings in a city centre. Most of these types of offices are now serviced offices, because of the great advantages these kinds of offices hold for nearly every kind of business. A serviced office provides everything you need to set up your business premises quickly and efficiently, with all furnishings in place as well as most or all rates and charges covered in one monthly price. The other main reason for choosing a serviced office is that the leases on offer are much shorter than a conventional lease, allowing the flexibility of being able to expand and contract or even withdraw your business without incurring months’ worth of unwanted charges or hefty administrative costs or delays.

All of these reasons offer obvious advantages for new businesses who aren’t yet fully aware of their needs and who don’t have the start up capital available to buy furniture and other equipment, but existing businesses can also benefit.  If you suddenly need to find offices to let in Leeds for a short-term project, then a serviced office is the ideal solution. Or it may be that you want to rent office space in Mayfair without all the heavy additional building or maintenance charges that might come with a traditional lease. A serviced office allows companies to obtain a prestigious business address and premises that they might otherwise be unable to afford.
